Rakentamisen tuottavuus

Abstract

Suomen rakentamisen tuottavuus on pysynyt pitkällä aikavälillä lähes ennallaan. Kehitys on ollut samansuuntaista myös ulkomailla. Tuottavuuden hidas nousu selittyy muun muassa siitä, että laadun muutos ei näy tuotetuissa määrissä ja että rakennuskohteet ovat enemmän tai vähemmän ainutkertaisia, minkä vuoksi tuotantoa ei voida tehostaa kone- ja laitepääomaa lisäämällä samalla tavalla kuin teollisuudessa. Tutkimuksen empiirisessä osiossa saatiin tulos, jonka mukaan henkilöstön työkokemuksella on merkittävä tuottavuutta kohottava vaikutus. Ostopalvelut ja rakennuksen osien teettäminen ulkopuolella tehostaa toimintaa vain, jos ostojen kokoluokka nousee tarpeeksi suureksi. Tulosten mukaan myös T&K-investoinnit nostavat yleensä tuottavuutta, vaikka niiden koko olisi pieni.
