Abstract

Pembangunan perumahan “Wisata Semanggi Mangrove” di Surabaya Timur saat ini mulai makin berkembang. Penelitian ini bertujuan untuk mengetahui kelayakan proyek pembangunan Perumahan Wisata Semanggi Mangrove terhadap segi finansial dengan kriteria kelayakan investasi yaitu NPV, IRR, dan PI kemudian diuji tingkat sensitivitasnya untuk mengetahui kelayakan proyek pembangunan tersebut. Dari segi finansial, harapan pengembalian investasi dengan umur 5 tahun dapat terpenuhi dengan Aspek finansial NPV adalah Rp.4.218.274.740 > 0, BCR adalah 2,358 > 1, dan Internal Rate of Return (IRR) adalah 62%> 10% MARR. Alhasil, perumahan wisata semanggi secara finansial layak untuk diinvestasikan.
