Analyse spatio-temporelle de la capitalisation immobilière des gains d’accessibilité : L’exemple du périphérique Nord de Lyon

Abstract

Les infrastructures de transport génèrent des gains d'accessibilité qui déterminent l'évolution de la forme urbaine. L'accroissement des vitesses de circulation et, par conséquent, la diminution des temps de déplacement contribuent, dans le contexte urbain, à l'augmentation des destinations accessibles et donc à l'allongement des distances de déplacement. Lors de l'évaluation des effets d'une infrastructure de transport urbaine, il convient alors d'analyser les gains d'accessibilité plutôt que les gains de temps afin de tenir compte de la relative constance des budgets-temps de transport. Le périphérique Nord de Lyon, à travers son inscription à la fois spatiale au coeur du marché immobilier de l'agglomération lyonnaise et temporelle, offre un cadre idéal d'appréhension de la dimension spatio-temporelle de la capitalisation immobilière des effets engendrés par une amélioration du réseau de transport.
