Abstract

Cet ouvrage met en évidence les transformations radicales qu'ont subi les marchés fonciers et immobiliers sous l'effet de l'internationalistion de la finance de marché. Plus précisément, il montre comment la financiarisation de l'immobilier tend à rendre les marchés immobiliers plus spéculatifs et plus instables. Les économistes demeurent pour l'essentiel à distance de ce champ,car les dynamiques des marchés fonciers et immobiliers ne se conforment pas aux canons de la théorie néoclassique. Une solide connaissance des filières d'aménagement et des dispositifs institutionnels encadrant la production urbaine s'impose pour aborder les phénomènes de "cycles" et de "bulles spéculatives" à l'oeuvre sur les marchés fonciers et immobiliers. Adoptant une démarche pluridisciplinaire, l'auteur combine les outils conceptuels de l'économie immobilière et l'observation de terrain du géographe, tout particulièrement en Asie (Japon notamment) où les prix fonciers atteignent les plafonds mondiaux. Cette démarche met la théorie à l'épreuve des faits, montrant les dangers de politiques foncières basées sur l'approche néoclassique.
