Abstract

L'objectif de ce chapitre est d'explorer la notion d'externalité en mettant l'accent sur les implications environnementales et leur impact sur le prix des logements. Il s'agit d'expliquer comment les externalités, qu'elles soient positives ou négatives, influencent les décisions économiques, notamment dans le domaine immobilier. Le chapitre présente les liens entre les externalités environnementales, telles que la pollution ou la présence d'espaces verts, et leur effet sur la valorisation des biens immobiliers. Il aborde également les politiques publiques environnementales mises en œuvre pour corriger ces externalités, par exemple à travers des régulations, des taxes ou des incitations économiques. Enfin, des exemples concrets illustrent ces concepts, tels que l'impact d'une régulation sur la performance thermique des bâtiments sur le prix des logements ou les bénéfices de la proximité d'un parc urbain.
