Abstract

Ce chapitre analyse les fondements économiques de l'intermédiation immobilière et explore les mutations récentes des métiers de l'immobilier. Dans un marché dominé par des acteurs non professionnels et des biens hétérogènes, les agents immobiliers jouent un rôle clé de fournisseurs d'information, permettant de corriger les asymétries et d'améliorer l'efficacité des transactions. L'efficacité du marché dépend toutefois des structures contractuelles (mandats, rémunération) et de la concurrence entre agences. Au-delà de l'intermédiation, le chapitre met en lumière l'émergence de nouveaux métiers stratégiques dans un contexte de transition numérique et écologique : BIM manager, diagnostiqueur immobilier, responsable de la transition énergétique, data analyst immobilier et facility manager. Ces professionnels incarnent une nouvelle approche de l'immobilier, orientée vers la performance, la durabilité et l'exploitation intelligente des données.
