De la démographie à la construction : controverses sur les « besoins » en logements neufs

Abstract

Est-ce que la sobriété peut devenir un nouveau paradigme du secteur de la production immobilière en France ? Sur la base d'une simulation géographique centrée sur l'exploitation conjointe des données publiques et des données d'une plateforme d'annonces immobilières, la communication constate que si tous les territoires parvenait à résorber 2,8% de la vacance en un trimestre, il y aurait davantage de rééquilibrage des marchés résidentiels locaux dits « tendus » qu'avec la production neuve dans son volume et sa géographie actuelle. D'un point de vue volumétrique, la sobriété apparait donc comme une solution possible à l'apport de nouveaux logements. Au-delà de ce constat, la communication identifie les freins relatifs récupération de la vacance résidentielle dans les territoires et notamment en évoquant les contradictions de ces projets avec les modèles économiques en vigueur dans le secteur de la promotion immobilière.
