Abstract

Si l'accès à la donnée immobilière s'est améliorée en France avec l'ouverture des données DVF, cette source apporte aussi son lot d'incertitudes, tant sur la qualité des données que sur les méthodes à mettre en oeuvre pour rendre intelligible cette masse d'informations. Il existe néanmoins des approches méthodologiques permettant de consolider un panorama complet des marchés résidentiels locaux . La méthode des « micromarchés », en croisant DVF et la donnée Sitadel2 (sur les permis de construire), en fait partie. Cette méthode est décrite dans cette présentation et appliquée au cas des marchés du logement de Paris, Nantes et Bordeaux.
