Exploratory method for reconstructing real estate assets of professional investment companies in France

Abstract

The paper focuses on analyzing the economic geography of the real estate industry in Fran ce. I note that the commercial real estate sector, which plays an important role in the urban economy, is under-analyzed by the academic community, not least because of data access problems. My main objective is to develop a methodology for analyzing and understanding the spatial structures and players in the commercial real estate investment market in France. I propose a new approach to analyzing the corporate networks associated with commercial real estate assets. It involves modeling the relationship between property tax and company identification databases, using advanced visualization techniques. The methodology is tested by comparing the visualization of a property portfolio generated by the method with the actual portfolio of an investment company. The results obtained are encouraging, although improvements are needed to achieve higher accuracy. The research aims to reveal the network structures of investment companies and the actual geography of their activities, thus enabling a better understanding of the financialization of commercial real estate markets. In the future, I plan to continue exploring the geography of investments according to the type of player and property, in order to expose the spatiality of their strategies.
