Abstract

Der Standard IDW S 10 legt Grundsätze für die Bewertung von Immobilien dar. Er stellt auf die Risikozuschlagsmethode zur Diskontierung künftiger Einnahmeüberschüsse ab. Wir stellen ihm einen systemgestützten Statistikansatz gegenüber. Eine Systemstützung erfährt die Planung der Cash Flows durch die umfassende Auswertung der relevanten Stammdaten des ERP-Systems eines Bestandshalters. Der Statistikansatz ist das Mittel der Wahl bei der Diskontierung, um die Unsicherheit der Cash Flows zu berücksichtigen. Die so verbesserte Objektvierung dient nicht nur dem Bewertungszweck des IDW S 10. Eine umfassende wahrscheinlichkeitstheoretische Auswertung der Datenlage ist für das Portfoliomanagement entscheidend zur Fundierung der Tragfähigkeit von Investitionsentscheidungen. The IDW standard S 10 elaborates on the valuation of real estate. It focuses on the discounted cash flow method. We compare it to a system-based statistical approach. Here, cash flow planning is technically supported by a comprehensive analysis of the relevant basic data of a real estate owner's ERP system. As to discounting, the statistical approach is the method of choice in order to reflect the cash flows' uncertainty better. The resulting improved objectivity not only serves the valuation purpose of the IDW S 10. A comprehensive, probabilistic data analysis is crucial for portfolio management in order to take well-founded and sustainable investment decisions.
