Institutionalisierung des betrieblichen Immobilienmanagements

Abstract

(Problemstellung) Das betriebliche Immobilienmanagement, unter dem hier die Bewirtschaftung der primär zum Zweck der Leistungserstellung im Besitz von Unternehmen befindlichen Immobilien verstanden wird, wurde in der Vergangenheit sowohl in der Praxis als auch im wissenschaftlichen Bereich in Deutschland weitgehend vernachlässigt. In den letzten fünf Jahren wird dem Thema vermehrt Beachtung geschenkt. Unter Schlagworten wie Facility-Management, Corporate-Real-Estate-Management, Shareholder-Value oder Portfolio-Management werden unterschiedliche Teilprobleme des Immobilienmanagements vermehrt diskutiert, ohne daß bislang eine in sich geschlossene, nach außen hin abgegrenzte Konzeption vorgelegt werden konnte. Aufbauend auf den jüngeren Fortschritten der Analyse immobilienwirtschaftlicher Probleme1 soll die vorliegende empirische Untersuchung vertiefte Einblicke in einen Ausschnitt der komplexen Problemstellung des betrieblichen Immobilienmanagements und die bisherigen Lösungsansätze verschaffen. Ziel dieses Beitrages ist es, einen Überblick über Forschung und Praxis des bislang wenig beleuchteten Feldes der Institutionalisierung der betrieblichen Immobilienwirtschaft zu geben.
