Immobilienmanagement: Der Umsatzbringer „Miete“ wird vernachlässigt

Abstract

Institutionelle Immobilieninvestoren vernachlässigen ihre Kunden: die Mieter. Dabei sind diese die eigentlichen Umsatzbringer des Investments. Folglich ist auch das Beziehungsmanagement gering ausgeprägt. Und entsprechend hoch ist auf diesem Gebiet das Potenzial im Immobilien Asset Management. (Kompakt) Die Mieteinnahmen leisten den größten Erfolgsbeitrag bei Immobilieninvestitionen – sind aber nur schwer zu prognostizieren. Folglich sollte ein Schwerpunkt des Immobilienmanagements darauf liegen, Mieteinnahmen zu optimieren und zu verstetigen. Eine Studie der TU Darmstadt zeigt nun: Entgegen der eigentlichen Notwendigkeit werden die Mieteinnahmen als eigentlicher Umsatzbringer allzu schnell aus den Augen verloren.
