Abstract
(Problemstellung, Auszug) Unternehmensimmobilien binden in vielen Unternehmen einen großen Teil des bilanziellen Kapitals und sind regelmäßig zweitwichtigster Kostenblock der deutschen Unternehmen. Obwohl den betrieblichen Immobilien in den Unternehmen mittlerweile starke Beachtung geschenkt wird, sind die Optimierungspotenziale im Immobilienbestand bislang nur unzureichend ausgeschöpft. Das bestätigten zuletzt auch die zuständigen Entscheidungsträger in einer empirischen Untersuchung (Pfnür/Armonat 2003) nachdrücklich. Als Hauptgrund für das zögerliche Voranschreiten geben sie die mangelhafte Platzierbarkeit der Unternehmensimmobilien am Immobilienmarkt und die bislang fehlende Realisierung alternativer Finanzierungskonstruktionen an. Das Gefühl fehlender Handlungsspielräume in der Umsetzung von kapitalfreisetzenden Maßnahmen des corporate real estate management dämpft das Engagement vieler Unternehmen, Maßnahmen zur Optimierung des Immobilienmanagements einzuleiten. Aus Sicht der Immobilienmanager stellen die mangelnden Vermarktungsmöglichkeiten der Unternehmensimmobilien einen zentralen Engpass bei der Umsetzung innovativer Konzepte im corporate real estate management deutscher Großunternehmen dar. Ziel des Forschungsprojektes ist es, zu untersuchen, ob dieser „Engpass“ tatsächlich besteht. Darüber hinaus ist der Vermarktungsprozess auf Optimierungspotentiale zu untersuchen. Als Untersuchungsmethodik für solche und ähnliche Fragestellungen hat sich die Form einer empirischen Erhebung anhand eines strukturierten Fragebogens bewährt. (...)
