Indice De Precios De La Vivienda Usada En Colombia -Ipvu-M�Todo De Ventas Repetidas

Abstract

En este documento se presenta un �ndice de Precios de Vivienda Usada (IPVU) para Colombia (1988 y 2004), calculado a partir de una adaptaci�n de la metodolog�a de ventas repetidas ponderadas propuesta por Case y Shiller (1989). En su construcci�n se usaron 26.189 aval�os de las mismas viviendas en distintos periodos de tiempo, seg�n la informaci�n suministrada por las principales entidades que ofrecen cr�dito hipotecario en el pa�s3. El respaldo matem�tico que subyace del modelo, la amplia literatura existente y las bondades del m�todo seleccionado frente a las limitaciones de informaci�n disponible en el pa�s, lo hacen el m�s recomendable para iniciar un proceso de medici�n de precios de vivienda usada. En esta primera etapa de publicaci�n se pretende dar a conocer la metodolog�a de c�lculo del IPVU y sus resultados, con el objeto de atender los diferentes comentarios de los gremios, comunidad acad�mica y p�blico en general. Por lo tanto, el IPVU debe ser visto como un indicador provisional, que puede servir como punto de partida para futuras investigaciones sobre el tema. Con respecto a los resultados del IPVU, se encontr� que los cambios del �ndice son mas suaves", pero con tendencia similar a los mostrados por otros �ndices de precios de los inmuebles calculados en Colombia. El IPVU muestra un auge del valor de dichos activos en la primera mitad de la d�cada de los noventa y un posterior declive hasta el 2001, fecha a partir de la cual se vienen presentando incrementos del �ndice."
