Abstract

The French real estate market has improved, in particular as a result of the very favourable lending conditions: the latter have increased households’ borrowing capacity. This capacity has grown by nearly 20% since 2014. This is chiefly thanks to lower interest rates followed by an increase in the duration of the loans, both related to an exceptionally accommodative monetary policy. A summary indicator helps measure this improved borrowing capacity. En France, une embellie éclaire le marché immobilier. Elle est soutenue notamment par des conditions de crédits très favorables accroissant la capacité d’emprunt des ménages. Cette capacité a crû de près de 20% depuis 2014, essentiellement grâce à la baisse des taux d’intérêt, puis l’accroissement de la durée d’emprunt, facilités par une politique monétaire exceptionnellement accommodante. C’est ce qu’illustre un indicateur synthétique présenté ici pour mieux la mesurer.
