Abstract

Zusammenfassung Gebäude und Grundstücke machen ca. 25–50 % des bilanzierten Anlagevermögens aus. ImmobilienImmobilie bilden meist die größte Aktivposition in der Bilanz und stellen im Bereich der Gewinn- und Verlustrechnung nach den Personalkosten die größten Aufwendungen dar. Deshalb werden sie zunehmend als strategische Ressourcen und Teil der WertschöpfungsketteWertschöpfungskette eines Unternehmens verstanden. Die enorm gestiegenen Kosten für die Planung, Errichtung, Nutzung und Bewirtschaftung von Immobilien bestimmen in hohem Maße das Betriebsergebnis. Folglich suchen die Unternehmen ebenso wie öffentliche Einrichtungen verstärkt nach KostensenkungspotenzialenKostensenkungspotenzial in den betriebsunterstützenden (Nicht-Kerngeschäfts-) Bereichen. Hierfür ist Facility Management (FM) das geeignete Konzept. Aufgrund der Komplexität der Geschäftsprozesse im FM und der dabei zu beherrschenden Informationsmengen sowie der zu treffenden Entscheidungen ist es nur natürlich, dass Immobilieneigentümer, -betreiber und -nutzer nach geeigneten Informationstechnologien (IT), Digitalisierungsmethoden und IT-Systemen wie Computer Aided Facility Management (CAFM) Systemen suchen, die sie bei der Planung und Steuerung der komplexen FM-Prozesse effizient unterstützen.
