Abstract

Zusammenfassung Die Attraktivität des Geschäftsfelds Projektentwicklung wird von verschiedenen Faktoren beeinflusst, darunter die konjunkturelle Entwicklung, die Zinslandschaft, die Baukosten sowie die Verfügbarkeit von Fachkräften. Die konjunkturelle Erholung verläuft im Herbst 2024 weiterhin schleppend, mit einem geringen preisbereinigten Wachstum von 0,2 % im dritten Quartal 2024 (Destatis, 2024). Das Bruttoinlandsprodukt wird im Jahr 2024 voraussichtlich um − 0,1 % schrumpfen, während für das Jahr 2025 ein Anstieg um 0,6 % prognostiziert wird (vgl. bulwiengesa & RIWIS, 2024). Obgleich der Fachkräftemangel zu steigenden Löhnen führt, bleibt der Arbeitsmarkt stabil. Die von der Europäischen Zentralbank (EZB) vorgenommenen Zinserhöhungen führten zu einer Schockstarre auf dem Immobilienmarkt. Seit Mitte des Jahres 2024 wurde die Zinswende eingeleitet. Der Rückgang der Erzeugerpreise sowie die Stabilisierung der Baukosten erlauben eine zuverlässigere Baukostenkalkulation, was neue Bauvorhaben begünstigt.
