Abstract

Zusammenfassung Datenströme sind aus unserem Alltag nicht mehr wegzudenken. Sie formen, wie wir leben, arbeiten und miteinander interagieren. Parallel zu dieser digitalen Evolution wächst unser Datenverbrauch exponentiell. Allein zwischen 2018 und 2025 wird sich die globale Datenmenge verfünffachen. Die daraus resultierende steigende Nachfrage nach einer robusten Infrastruktur hat Rechenzentren, auch Data Center genannt, zu einer ernstzunehmenden Assetklasse sowohl in der Infrastruktur- als auch der Immobilienbranche gemacht – Investoren, Entwickler, Nutzer und weitere Stakeholder sind sich einig: Rechenzentren werden so schnell nicht an Bedeutung verlieren, sondern im Gegenteil mit dem Fortschreiten der generativen KI nochmals stark an Relevanz gewinnen. Doch welche Merkmale machen sie zu einer attraktiven Assetklasse? Warum sind potenzielle Standorte für Data Center rar? Und welche Herausforderungen müssen bei der Entwicklung beachtet werden?
