Abstract

Zusammenfassung Real Estate Private Equity (REPE)-Fonds in Form von ausländischen geschlossenen Immobilien-Fonds sind im angloamerikanischen Raum entstanden und hatten ihren Markteintritt in Europa Ende der 90er Jahre. Die ersten REPE-Investitionen in Deutschland wurden in Form von opportunistischen Investments im Jahr 2003 getätigt. Der großvolumige Eintritt von REPE-Fonds auf den deutschen Markt fand dann vor dem Hintergrund der Bankenkrise und insbesondere der Neuen Baseler Eigenkapitalvereinbarung (Basel II) statt, die Anfang 2007 für alle europäischen Mitgliedstaaten in Kraft trat und hoch angelegte Eigenkapitalunterlegungspflichten für alle Kredit- und Finanzdienstleistungsinstitute aufstellte. Beides hat zu einer Veränderung in der Finanzierungslandschaft, insbesondere zu einer Kreditverknappung geführt. Immobilienunternehmen suchen seitdem alternative Wege zum Kapitalmarkt wie über die Nutzung von alternativen Finanzinstrumenten, zu denen auch Real Estate Private Equity gezählt wird. Dieser Trend hat sich infolge der Finanzkrise 2008/2009 verstärkt.
