Regionalisierung des Häuserpreisindex

Abstract

Der Preisindex für Wohnimmobilien (kurz: Häuserpreisindex) misst vierteljährlich die Preisentwicklung der in Deutschland von Privatpersonen erworbenen Ein- und Zweifamilienhäuser und Eigentumswohnungen. Als Teil eines Indikatorensets dient er unter anderem der Beurteilung der Finanzstabilität. Seit Juni 2019 werden neben der bundesweiten Preisentwicklung auch Indizes für siedlungsstrukturelle Kreistypen veröffentlicht. Im Zuge der dazu nötigen Arbeiten wurden die Berechnungen methodisch verbessert und alternative hedonische Methoden getestet. Der vorliegende Aufsatz stellt sowohl die grundlegende Berechnungsweise als auch die wesentlichen methodischen Verbesserungen dar.
