Status and Trends in the Development of the Real Estate Market

Abstract

Globally, more than 60% of all assets are invested in real estate, and real estate operations are one of the 20 main sectors of the economy in the Statistical Classification of Economic Activities for the European Community. The material value of real estate is becoming a key element of Bulgaria's economy. The total turnover in the "Real estate operations" sector is growing progressively, reaching approximately 7% of the total turnover of enterprises in the country in 2023. The subject of the present study is the state of the real estate market in Bulgaria and the tracking of trends in its development through the last 20 years. The purpose of the author of this article is to analyze the factors affecting the market, to examine and compare different parameters, to reveal dependencies between them and to offer better information to its participants. The information sources used for the research are Bulgarian and foreign developments in the field of real estate transactions, statistical data and primary information collected from author's research for the period 2005 – 2024.
