Abstract

The article examines the role of commercial real estate in the context of temporal and spatial economies.Real estate is considered not only as a physical asset, but also as a means of synchronizing economic processes andspaces. Particular attention is paid to the influence of the time factor - both static (the period of use of the object) anddynamic (changes in technology and market conditions) - on the profitability, management and investment attractivenessof objects. The features of the market, risks, mechanisms for preserving resources and diversification, as well as theinfluence of external factors and state and legal regulation on the development of commercial real estate are analyzed
