Social value of property: a qualitative-bibliometric analysis of literature

Abstract

This study aims to analyse studies that engage with the topic of social value in the context of property, identifying the main themes and recent advances in the field. A systematic literature review was conducted using the Scopus database to select articles relevant to the subject. After applying rigorous filters and exclusion criteria, a final sample of 90 articles was selected for bibliometric analysis using VOS Viewer. The analysis revealed distinct thematic clusters that elucidated the multifaceted nature of social value in property, highlighting the key interconnections between property research and broader societal concerns. Notably, the analysis identifies critical themes, such as the integration of social elements within ESG frameworks, the impact of social initiatives, and innovative approaches for assessing social value in property contexts. These findings underscore that social value in property results from a dynamic interplay between available resources, organisational strategies, and stakeholder behaviours that connect property markets with society. Based on these insights, the study offers suggestions for future research avenues to deepen our understanding and advance discourse on social value in the property sector.
