Эконометрическая Модель Рынка Жилья: Роль Спекулятивного И Потребительского Спроса

Abstract

Говорится о необходимости оценки факторов спроса на рынке жилья. Ключевыми факторами спроса выделены: доходы населения, цены на первичном и вторичном рынках жилья, процентная ставка по ипотеке, курс доллара, цена на нефть и доходность акций на рынке ценных бумаг. Все факторы поделены на факторы потребительского и инвестиционного спроса. Построена корреляционно-регрессионная модель, показывающая высокую степень зависимости рынка жилья Омской области от факторов инвестиционного спроса.
