Abstract

Рассмотрено применение сегментного анализа к исследованию структуры рынка первичной жилой недвижимости. Подробно проанализированы существующие подходы к сегментированию рынка, предложено применение продуктового многомерного сегментирования рынка первичной жилой недвижимости по товарным группам, в основе которого лежат свойства объектов первичной жилой недвижимости. В результате разделения анализируемого рынка на четыре сегмента по потребительскому качеству (классу) произведено сравнение структуры рынков городов-милионников, а также обосновано применение сегментного анализа с последующим исследованием рыночной структуры в целях формирования маркетинговой политики строительных компаний. В статье нашла отражение апробация авторской концепции на примере маркетингового исследования структуры рынка первичной жилой недвижимости г. Челябинска.
