Структура Циклов На Региональном Рынке Недвижимости На Примере Санкт-Петербурга

Abstract

В статье проанализирована динамика цен на первичном и вторичном рынке жилья Санкт-Петербурга, а также темпы жилищного строительства и изменение численности населения в контексте основных теоретических концепций циклов социально-экономического развития. На основе данного примера сделаны выводы о наличии циклических тенденций на рынке недвижимости, соответствующих по длине волны экономическим циклам: производственным краткосрочным (Жюгляра), строительным среднесрочным (Кузнеца) и большим циклам экономической конъюнктуры (Кондратьева). Подробно раскрыта структура краткосрочных производственных циклов. Сделанные выводы положены автором в основу предположений о направлениях развития рынка на ближайшие годы, а также на среднесрочную перспективу
