Cerca de 60.000 viviendas deben ser reemplazadas cada año - Entre 1 982 y 1 987, 630.000 viviendas principales se transforman en viviendas desocupadas cada año. El movi- miento inverso solo retribuye 536.000 al mercado, subsistiendo, de ese modo, un saldo de 94.000 viviendas principales condenadas al abandono. Algunas seran destruidas, otras "fusionaran" o perderán su uso de vivienda. Inversamente, nuevas viviendas surgiran por fragmentación y transformación de locales profesionales o de casas de fin de semana. El parque pierde de esta manera 62.000 viviendas en promedio por año entre las mas vetustas y peor ubicadas. De esta se cuentan 47.000 viviendas principales. Para permitir simplemente la renovacion del parque, un número identico de viviendas nuevas debera reemplazar a esas viviendas "fuera de uso". Con relación a las decadas precedentes, el número de ese tipo de viviendas esta en baja. Frente a un mercado critico, se decide uno a reconstruir mas bien que a renovar. Ademas, el cambio de destino de los edificios es tanto menos necesario cuanto que las viviendas en muy mal estado han desaparecido en la mayoria de los casos. [eng] The Nation's Housing is Changing. About 60,000 housing units have to be replaced each year - Between 1 982 and 1 987, 630.000 primary residences became unoccupied each year. Only 536,000 new occupants moved into them. Thus, there remained 94,000 empty units, most of which were abandoned. Some were destroyed, others became part of a new dwelling or were no longer used for housing purposes. On the other hand, new housing was created by the partitioning of old units and the conversion of work space or secondary residences. Thus, the nation's housing lost an average of 62,000 dwellings a year, among the most delapidated and badly- located ones. 47,000 of these dwellings were primary residences. To ensure the replacement of abandoned housing, an equal number of new dwellings must be built. In relation to previous decades, there is a drop in the rate at which dwellings are abandoned. Due to the firmness of the market, people prefer to renovate dwellings rather than build new ones. In addition, it is becoming less necessary to abandon dwellings since most units in a state of bad repair have disappeared. A l'inverse, des logements apparaissent par "éclatement" et par transformation de locaux professionnels ou de résidences secondaires. Le parc perd ainsi chaque année 62.000 logements en moyenne, parmi les plus vétustés et les plus mal situés, dont 47.000 résidences principales. Pour assurer simplement le renouvellement du parc, autant de logements neufs devront remplacer ces logements "désaffectés". Par rapport aux décennies précédentes, le flux de désaffectation est en baisse. Face à un marché tendu, on hésite en effet à reconstruire plutôt qu'à rénover. En outre, la désaffectation est d'autant moins nécessaire que les logements en très mauvais état ont pour la plupart disparu.
