Le prix de revient technique des logements neufs : quelques indicateurs régionaux

    [eng] New dwellings' actual cost : a few regional indicators -Starting from the third national inquiry on technical actual cost of new dwellings built up by Ministère de l'équipement on a sample of buildings started in 1971 and 1972, it is intended to characterize according to four factors the level of actual cost prices by geographic area: financing sector (proportion of the aided sector, especially of HLM, «moderate rent dwellings»), size of transactions, land charges and building actual costs. It becomes apparent that , Ile-de-France region with land charges representing 30 % of the actual cost is obviously more expensive than other regions; then comes the Mediterranean region where only 49% take place within the category of «aided dwellings»; in the South-East region (i.e. South-West, East and Central-East areas) actual cost price level is an average level; finally, in the North-West region (i. e. Paris Bassin, North and West area) it is liable to build at an average price below 1 000 francs per square meter of floor, on account of the importance of HLM's programmes. [spa] Coste de la vivienda por estrenar : unos cuantos indicadores régionales - Partiendo de la tercera encuesta nacional relativa a coste técnico de la vivienda por estranar, realizada por el Ministerio de Equipamiento mediante una muestra de las obras iniciadas en 1971 y 1972, se intenta caracterizar el nivel de coste por zona geográfica en función de cuatro elementos sector de financiamiento (porción del sector ayudado y especialemnte de HLM (Viviendas de renta limitada), tamafïo de las operaciones, contribución territorial y coste de edificación. Se desprende de ello las siguientes observaciones : la región Ile-de-France, en la cual la contribuciôn territorial se eleva al 30 % del coste es sumamente más elevada que en las demás regiones; luego tenemos la region mediterránea en la cual no se edifica más que 49 % de viviendas protegidas; en el grupo Suroeste (Suroeste, Este y Centro Este) el nivel de los costes se verifica mediano, por ultimo, en el grupo Nordeste (Cuenca parisiense, Norte y Oeste) algunas edificaciones de vivienda no alcanzan mil francos por metro cuadrado de suelo debido a los programas de HLM. [fre] A partir de la troisième enquête nationale sur le prix de revient technique des logements neufs réalisée par le ministère de l'Équipement sur un échantillon de chantiers commencés en 1971 et 1972, on cherche à caractériser le niveau des prix de revient par zone géographique en fonction de 4 éléments : le secteur de financement (part du secteur aidé et notamment des HLM), taille des opérations, charge foncière et coûts de bâtiment. Il s'en dégage les constatations suivantes : la région Ile-de-France, où la charge foncière représente 30 % du prix de revient, est nettement plus chère que les autres; vient ensuite la région méditerranéenne où l'on ne construit que 49 % de logements aidés dans le groupe Sud-Est (Sud-Ouest, Est et Centre-Est); le niveau des coûts est moyen; enfin, dans le groupe Nord-Ouest (Bassin parisien, Nord et Ouest), on construit à moins de 1 000 francs le mètre carré de plancher en moyenne, en raison de l'importance des programmes HLM.
