Le logement des jeunes ménages

Abstract

[eng] In 1967, young households represented about 15% of non-agricultural households. . The housing conditions of young households are strongly influenced by the fact that most of them have had to face the market in recent years : . — they have had to occupy housing which they found on the market at the time. This explains in particular the high proportion of young households who are tenants of new housing; . — they must pay higher rents and monthly repayments for the same standard of accommodation than established households. . Thus, although young households have higher average incomes than the population as a whole, the financial aspect of housing is serious for a great many of them; young households pay about 23 % of rent or monthly instalments, while they draw only 17 % of total incomes. . If the survey is restricted to households which have recently come on to the housing market, the behaviour of young households towards offer in recent years does not seem to have differed from that of other categories of the population. Only the relative weakness of their incomes has led them to buy or rent old housing more frequently than other households. . A study of the housing aspirations of households brings out two characteristics of youngs households : . — they have greater mobility than other households;. — they are more exacting as to the quality of the housing they desire to occupy. Les conditions de logement des jeunes ménages sont fortement influencées par le fait que la plupart d'entre eux ont été confrontés au marché au cours des années récentes : — ils ont dû occuper des logements qui se trouvaient à ce moment sur le marché. Ceci explique notamment la forte proportion de jeunes ménages locataires de logements neufs;. — ils doivent payer, à caractéristiques de logement égales, des loyers et des mensualités de remboursement supérieurs à ceux des ménages déjà en place. . Ainsi, bien que les jeunes ménages bénéficient de revenus moyens supérieurs à ceux de l'ensemble de la population, l'aspect financier des problèmes du logement est essentiel pour un bon nombre d'entre eux : les jeunes ménages versent 23 % environ des loyers ou mensualités d'accession, alors qu'ils ne perçoivent que 17 % de la masse totale des revenus. . Si l'on restreint l'étude aux seuls ménages qui ont été récemment confrontés au marché du logement, il ne semble pas que le comportement des jeunes ménages vis à vis de l'offre des dernières années ait été différent de celui des autres catégories de la population. Seule la faiblesse relative de leurs revenus les a conduits plus souvent que les autres ménages à louer ou à acheter des logements anciens. . L'étude des souhaits des ménages en matière de logement met en évidence deux caractéristiques des jeunes ménages : . — ils possèdent une mobilité intrinsèquement supérieure à celle des autres ménages : — ils sont plus exigeants, quant à la qualité du logement qu'ils désirent occuper.
