A bajban lévő lakáshitelesek elemzése mikroszimulációs modellezéssel
[Analysis of housing-loan borrowers in difficulty, using micro-simulation modelling]

Abstract

Tanulmányunkban azon lakáscélú jelzáloghitel-szerződéssel rendelkező háztartások eloszlását elemeztük, amelyeknek a válság hatására 2009-ben, 2010-ben hiteltörlesztési nehézségeik adódtak vagy adódhatnak a következőkben. A HKFSZIM mikroszimulációs modell segítségével állásvesztéseket szimuláltunk, és megbecsültük a háztartás törlesztőrészletének növekedését is. Feltételezésünk szerint egy háztartás akkor van bajban, ha a havi törlesztőrészlete nettó jövedelmének több mint 40 százalékát teszi ki, amelyet a háztartások alapvető fogyasztási cikkekre költött nettójövedelem-hányadára alapoztunk. Számításaink szerint 2009-ben több mint 62 ezer lakáshitellel rendelkező háztartás került bajba, 2010-re a számuk közel 60 ezerre csökkent. A bajba jutás okát komponenseire bontottuk - azt találtuk, hogy ezek közel felét okozta az, hogy a háztartás jövedelméhez képest már a hitel felvételekor túlzottan eladósodott. Az okok jelentős hányadát (40-45 százalékát) tette ki a törlesztőrészletek emelkedése, az állásvesztés miatti nettó jövedelem visszaesésének a szerepe viszont mérsékelt volt (2009-ben 2 százalék, 2010-ben 9 százalék).
