Esperienze italiane di centri commerciali naturali: sfide strategiche e manageriali per la riqualificazione urbana

Abstract

La diffusa crisi del piccolo commercio nei centri urbani italiani sta imponendo alle citt? la ricerca di modelli di governance innovativi, in grado di tracciare uno sviluppo strategico ed integrato dell?offerta turistica, commerciale e culturale dell?area. In risposta a questa necessit?, negli ultimi anni si stanno diffondendo in molti Comuni italiani dei modelli di riqualificazione urbana, identificati nei cosiddetti Centri Commerciali Naturali (CCN) . Il presente lavoro propone una ricerca esplorativa su dieci esperienze italiane di CCN , allo scopo di comparare i casi osservati rispetto ad alcune dimensioni "chiave". Lo studio evidenzia le aree di criticit? nella gestione dei CCN, che rappresentano altrettante sfide strategiche e manageriali necessarie ai CCN italiani (esistenti o in fase di costituzione) per favorire l?equilibrio competitivo, economico e sociale duraturo dei progetti, nell?ambito del pi? ampio obiettivo di riqualificazione urbana.
