Demanda habitacional e a hipótese da renda permanente

Abstract

Este trabalho analisa a demanda por crédito habitacional na economia brasileira, entre o segundo trimestre de 2012 e o segundo trimestre de 2016, por meio dos métodos de Mínimos Quadrados Ordinários (MQO) e Generalized Method of Moments (GMM), em séries temporais, sob a abordagem da Hipótese da Renda Permanente. Contudo, a evidência empírica demonstra a não validação dessa teoria na análise da demanda por financiamento imobiliário, em virtude do excesso de sensibilidade do consumo à renda corrente, ocasionado, possivelmente, pela restrição de liquidez, cujos resultados indicam aumento nessa demanda, em termos relativos, superior ao aumento da renda, além do impacto esperado da taxa de juros.
