Costo De Oportunidad De La Inversión Inmobiliaria En El Centro Histórico Del Puerto De Veracruz, México

Abstract

El centro histórico del Puerto de Veracruz México sufre desde hace algunos años un proceso de deterioro y degradación. Para recuperarlo es indispensable que el sector público coordine un programa de revitalización que despierte el interés y la confianza del sector privado por invertir en bienes inmuebles de esta zona. Los inversionistas interesados en este tipo de proyectos tienen incentivos para esperarse y ver –to wait and see- la viabilidad de recuperación del área y esta posibilidad representa un costo de oportunidad para la inversión. Este documento tiene como objetivo calcular el costo de oportunidad de invertir en un bien inmueble del centro histórico de Veracruz para identificar si con este costo, adicional al gasto de inversión, conviene realizar la inversión ahora o esperarse un período para hacerla.
