Finanzierungsmöglichkeiten von Gewerbeimmobilien in den USA: Ein Überblick

Abstract

Die Finanzierung von Gewerbeimmobilien in den USA verbindet amerikanisches Grundstücksrechts mit Wurzeln im englischen common law mit den Anforderungen globaler Kapitalmärkte und berücksichtigt auch die Reaktionen auf die Krise des amerikanischen Immobilienmarktes zu Beginn der neunziger Jahre, Daher sind bei einem Grundpfandkredit eine Vielzahl von Faktoren und Interessen in Einklang zu bringen. Die Darstellung beschreibt die für die Immobilienfinanzierung relevanten Faktoren und zeigt auf, welche Schritte amerikanische Hypothekendarlehensgeber und -nehmer bei Abschluss gewerblicher Grundpfandkredite abzuarbeiten haben. Unterschiede zwischen dem US-amerikanischen und dem deutschen System werden nicht dargestellt. Vielmehr stellt diese Zusammenfassung den Ausgangspunkt für einen derartigen Vergleich dar.
