Housing subsidies: a smaller upward impact on rents if supply adjusts

Abstract

We evaluate the long-term effect of housing subsidies on the price, quantity and quality of private rental accommodation in France. The overall upward effect on rents is accompanied by an increase in the total number of dwellings. These effects depend on the market segment. They have not proved long-lasting for small dwellings, which have increased in quantity. Nous évaluons l’effet à long terme des aides au logement sur le prix, la quantité et la qualité des locations privées en France. L’effet haussier global sur les loyers s’accompagne d’une augmentation du nombre total de logements. Ces effets dépendent du segment de marché considéré. Ils n’ont pas perduré pour les petits logements, dont la quantité a augmenté.
