Abstract

Foreign direct investment is of high importance for every country and also for the local community due to its role and impact on the economy and economic development and on the capital interventions in the environment. In the Dubrovnik-Neretva county between the period of 2001 and 2010 foreign direct investment achieved high rates of growth in real estate businesses and hotel and restaurant industry. This study is based on research of the impact of foreign direct investment on the reconstruction and growth of the hotel accommodation offer in the Dubrovnik-Neretva county between the period of 2001 and 2010, and the connection between the quality of hotel accommodation offer and actual number of overnight stays. To be able to estimate the impact of foreign direct investment on the designed offer of hotel accommodation, the value of foreign direct investment into hotel accommodation offer was analyzed against the fluctuation of available hotel capacity according to various categories of accommodation during the mentioned period. The correlation of growth in the quality of hotel accommodation offer and actual overnight stays was analyzed by a comparative method, whereby the growth of accommodation in high class does not follow a significant increase in rates, except in five –star hotels, so we cannot determine with certainty the link between the growth of quality offer of accommodation and the resulting number of nights. The conducted study has indicated that foreign direct investment has quantitatively and qualitatively designed the offer of hotel capacity, which must be taken into account when choosing projects and making decisions related to those hotel capacities that have not been renovated or privatised yet.
