Modelos econometricos de valoracion de la tierra de uso agricola. Una aplicacion al Estado espanol

Abstract

Este articulo realiza una revision de la sitatcion actual del empleo de los modelos econometricos de valoracion de la tierra ya su aplicacion a la estimacion del valor de marcado de la tierra en Espana, mediante un modelo estatico multivariante. Asimismo, se formulan distintas variaciones aceptando hipotesis simplificativas, come son el empleo de los factores frente a variables elegidas dentro de cada factor, y de los modelos dicotomicos, para los criterios de obtencion de la base de datos procendente de la Encuesta de Precios de la Tierra (cultivo y Comunidad Autonoma). Se demuestra que valor medio de la tierra de uso agricola en Espana va a aumentando en funcion de la productividad del efecto residencial de cada Comunidad Autonoma...In this work us realizes a revision of the actual state of the econometric models use for the farmland valuation and their application to the determination of the farmland market value in Spain, using a multivariate static model. In the same way, differents variations are formulated with simples hypothesis, as are the use of the factors instead of variables that are chosen in each factor, and the dichotomies models for the explaining the criterions, to obtain the database coming from the Farmland Prices Inquiry (crop and Autonomour region). Is demonstrated that the farmland value in Spain increase with the productivity and the housing development in each Autonomous region.
