Landnutzung und ländlicher Tourismus: Eine hedonische Analyse

Abstract

Landschaften stellen ein wesentliches Grundkapital des Tourismus dar, die Auswirkungen einzelner Landnutzungsformen auf den ländlichen Tourismus sind aber noch weitgehend unklar. Die vorliegende Studie untersucht den Einfluss verschiedener Landnutzungsformen auf den ländlichen Tourismus unter Anwendung der Hedonischen Preismethode (HPM). Der Datensatz enthält Mietpreise für 986 Ferienimmobilien in Deutschland, Informationen zu strukturellen Daten der Immobilien (u.a. Größe, Kapazität) sowie deren georeferenzierte Lagedaten. Um den Einfluss der Landnutzung auf die Mietpreise von Ferienimmobilien zu analysieren, wurden geocodierte Daten für verschiedene Landnutzungsformen in die Untersuchung einbezogen. Die Ergebnisse zeigen eine Kapitalisierung von Landnutzungstypen in Immobilienpreisen, der Einfluss von strukturellen Daten ist aber stärker. Insbesondere hat die Distanz zu Flüssen und Seen, zum Meer und zu Feuchtgebieten einen starken Einfluss auf die Preisvariable. Zudem konnte eine inverse Beziehung zwischen den Mietpreisen für Ferienimmobilien und hohen Anteilen an Wald, Acker- und Grünland nachgewiesen werden, was auf eine Präferenz von Touristen für vielfältige und offene Landschaften schließen lässt.
