Abstract

This research note links South Korean apartment presale announcements from January through September 2026 with first-priority subscription competition rates, presale-price information, and later residual, unsold, or optional-supply announcements. The final cohort contains 196 projects, with competition-rate coverage for 193 projects. Among 44 projects with first-priority competition rates of at least 10 to 1, 19 later recorded follow-up supply, corresponding to a simple observed rate of 43.2 percent. Restricting the denominator to projects with at least 60 days of observation yields 13 follow-up events among 36 eligible projects, or 36.1 percent. Follow-up supply is an observed subsequent supply announcement and should not be interpreted as a contract-failure or non-contract rate. The note is accompanied by project-level CSV data, summary tables, a data dictionary, and methodology.
