Abstract

The traditional office is facing significant challenges as remote work and hybrid workplace models reduce the demand for physical office space. Pre-pandemic occupancy rates of 40–50% have dropped to around 25%, with further declines expected (if office space volume is not reduced). This shift has led organisations to reconsider their office needs, often opting to downsize or repurpose surplus space. As a result, commercial real estate faces a decline in value, particularly in city centres, while suburban and small-town areas experience increased activity. The future of workspaces is leaning towards more flexible, decentralised hubs and co-working spaces near employees’ homes, offering reduced commute times and lower carbon footprints.
