Índices de preços de imóveis: quatro metodologias e três casos comparados – França, Espanha e EUA

Abstract

Este artigo apresenta as principais características de quatro metodologias utilizadas no mundo para calcular índices de preços de imóveis, e relata também as principais características, e as origens de três índices de preços em três países diferentes: França, Espanha, e EUA. As três metodologias são: 1)vendas repetidas (repeat sales), 2)características hedônicas, 3) estratificação, e 4)SPAR, que combina preços reais e avaliações dos mesmos imóveis. São apresentadas e comentadas também as principais características e pontos fracos dos valores utilizados para calcular os índices, segundo o momento de captura dos valores ao longo de uma transação imobiliária.
