Especificación y estimación de un modelo de precios hedónico espacial para evaluar el impacto de Transmilenio sobre el valor de la propiedad en Bogotá

Abstract

El presente artículo trata sobre la identificación y estimación de un modelo de precios hedónico-espacial que incluye la variable distancia entre la propiedad y la estación más cercana al sistema de transporte masivo Transmilenio (TM) en Bogotá, Colombia. Se estimó un modelo que explica las variaciones en el precio de la tierra en función de las variables propias de la vivienda, variables sobre atributos ambientales de entorno, atributos del vecindario, variables de seguridad y la variable distancia mencionada. Los resultados muestran valores promedio para la elasticidad proximidad a TM precio del predio de -0.36, -0.55 y -1.13 para la primera, segunda y tercera etapa de Transmilenio respectivamente. Por un cambio en uno por ciento en la proximidad de la propiedad a la estación más cercana de TM, el cambio en el valor del suelo, considerando el universo de predios impactados por el proyecto en sus diferentes fases, es de aproximadamente 627 mil millones de pesos colombianos de 2005. Este valor es aproximadamente el 0.978% del PIB de Bogotá en 2005.
