L'endettement grève de 10 % le patrimoine en logements des ménages

Abstract

[fre] L'accession à la propriété a connu une forte expansion de 1973 à 1978, malgré des conditions de crédit moins favorables que par le passé. L'endettement lié au logement, c'est-à-dire la part du capital restant à rembourser dans les emprunts contractés pour l'acquisition, s'est par conséquent alourdi. Les salariés sont les plus' concernés : ne disposant que de 47 % de l'actif, ils supportaient plus de 80 % du passif. C'est pour les ouvriers que la dette était la plus lourde par rapport au patrimoine. Elle l'était beaucoup moins pour les cadres supérieurs, bien que leur patrimoine ait le plus augmenté au cours de la période étudiée. Une explication tient sans doute au phénomène d'accession successive : disposant d'un apport initial important, grâce à la vente de leur précédent logement, beaucoup de cadres supérieurs ont pu acquérir une nouvelle résidence sans trop recourir au crédit. Debt encurred to finance housing — that is to say, the capital that remains to be paid off in the loans contracted by the buyer of housing — has consequently grown. Salaried employees are those that are most concerned by this fact : they have 47 % of the assets of the stock of housing and yet they have 80 % of the liabilities. Workers have the largest debt in relation to the stock of housing. Executives debt is less large, although their stock of housing has grown the most over the period studied. One explanation is how the property is acquired in this second case : many executives have a initial sum of money to invest, thanks to the sale of other housing. They may then buy new housing without having much recourse to loans.
