Die Auswirkungen der Finanzkrise auf die deutschen Wohnimmobilienmärkte

Abstract

Mit dem Ausbruch der weltweiten Finanzkrise ist auch Deutschland in eine tiefe Rezession gestürzt. Dabei sind die deutschen Regionen bisher sehr unterschiedlich von der Krise betroffen. Wenngleich die Wohnungsmärkte in der langen Frist kaum durch die Rezession beeinträchtigt werden dürften, spricht in der kurzen Frist einiges dafür, dass die Finanzmarktkrise zu vorübergehenden Beeinträchtigungen der regionalen Mietpreise führen wird. Angesichts des um die Jahreswende zu erwartenden deutlicheren Anstiegs der Arbeitslosigkeit ist in vielen Regionen Deutschlands mit einer schwächeren Nachfrage bei Neuvermietungen zu rechnen. Dies dürfte in 2010 tendenziell die erzielbaren Mietpreise senken. Schätzungen deuten an, dass ein Anstieg der Arbeitslosenquote um 1 Prozentpunkt ceteris paribus die Mieten um durchschnittlich 1,5 % senken dürfte. Geringere Mietpreise in 2010 dürften in vielen Regionen nur dann ausbleiben, wenn die Erholung der wirtschaftlichen Aktivität und insbesondere des Welthandels zügig und kräftig einsetzen würden.
