Transaktions- und Angebotsdaten von Wohnimmobilien. Eine Analyse für Hamburg

Abstract

In dem vorliegenden Beitrag werden die Unterschiede zwischen Transaktions- und Angebotspreisen bei selbstgenutzten Wohnimmobilien in Hamburg untersucht. Grundlage der Analyse sind zwei verschiedene Datensätze für den Zeitraum Januar 2007 bis März 2014. Die Angebotsdaten stammen von ImmobilienScout24, dem mittlerweile größten Online-Marktplatz für Immobilien in Deutschland. Die Transaktionsdaten werden von dem größten deutschen Marktplatz für Finanzierungsprodukte EUROPACE zur Verfügung gestellt. Beide Datensätze zeichnen sich durch eine hohe Marktabdeckung aus und werden in einem eigens entwickelten Verfahren zusammengeführt. Für die 1.766 zusammengeführten Objekte ergibt sich ein durchschnittlicher Preisabschlag in Höhe von 6,7 Prozent. Darüber hinaus zeigt die Analyse, dass sich der Abschlag in Phasen steigender Preise und Nachfrage deutlich verringert, sodass sich teilweise sogar höhere Preise als die zunächst angebotenen erzielen lassen.
