A termőföld árának meghatározása
[Determination of the price of arable land]

Abstract

A szerzők egy valószínűsíthető piaci földár meghatározására dolgoztak ki a gyakorlatban is jól használható értékelési módszert. Szerintük a föld valószínűsíthető jövőbeli ára két tényező összegeként értelmezhető: egyrészt a várható földjövedelemnek mértani sorozatából és kamatoskamatösszegzésből számított jövőérték, másrészt a jelenlegi földár növekedéséből képződő jövőérték összegének jelenértéke. A földjövedelmek jelenértékét az évenként képződő földjövedelem (földjáradék), annak éves növekedése, a földhozadékot terhelő adók, valamint a tőkésítési és diszkontkamatlábak határozzák meg.
