Efecto de un estadio deportivo en los precios de arrendamiento de viviendas: una aplicación de regresión ponderada geográficamente (GWR)

Abstract

Resumen: Los investigadores han determinado que los precios de bienes raíces varían de forma continua en función de las características espaciales. En este estudio examinamos si la regresión ponderada geográficamente (GWR) ofrece estimaciones diferentes de los efectos de los precios alrededor de un estadio deportivo a los de las técnicas más tradicionales de regresión. Encontramos que el estadio tiene un efecto externo negativo sobre los alquileres de vivienda que se extiende 560 metros lineales mediante la aplicación de GWR con precios hedónicos, en contraste con el efecto externo positivo sobre los alquileres de vivienda encontrada usando una técnica de estimación convencional. Abstract: Researchers have determined that real estate prices vary in continuous ways as a function of spatial characteristics. In this study we examine whether geographically weighted regression (GWR) provides different estimates of price effects around a sports stadium than more traditional regression techniques. We find that an application of GWR with hedonic prices finds that the stadium has a negative external effect on housing rents that extends outward 560 meters, in contrast to the positive external effect on housing rents found using a conventional estimation technique.
