Mietpreisentwicklung bei Gewerbeimmobilien: Zwischen kurzfristigen Herausforderungen und strukturellen Umbrüchen

Abstract

Die Gewerbeimmobilienmärkte stehen angesichts der konjunkturellen Lage, aber auch angesichts struktureller Umbrüche vor großen Herausforderungen. Vor diesem Hintergrund wird in dem vorliegenden Report die Mietpreisentwicklung bei Einzelhandels- und Büroobjekten untersucht. Betrachtet wird dabei die Entwicklung in ganz Deutschland, in einzelnen Regionstypen und Lagen sowie für 16 Großstädte. Die Mietpreisentwicklungen werden auf Basis eines hedonischen Mietpreismodells geschätzt, um Verzerrungen durch Veränderungen in Lagen, Objektqualitäten und Angebotseigenschaften zu bereinigen. Ergänzend werden deskriptive Indikatoren wie Median-Mieten und Median-Angebotslaufzeiten sowie Angebotszahlen verwendet.
