Inferência do Valor de Mercado de Lotes Urbanos. Estudo de Caso: Município de São Carlos, São Paulo, Brasil

Abstract

Neste artigo discutiremos brevemente alguns dos principais aspectos relativos à valorização do solo, com vistas a aplicações tributárias e de planejamento urbano, em um estudo de caso sobre a cidade de São Carlos (SP). Iremos, também, propor uma equação de regressão representativa para a formação do valor de mercado dos lotes urbanos do município de São Carlos, ano de 2005, utilizando as técnicas de modelos lineares usuais (erros normais e variância constante).
