Fatores que influenciam a avaliação de hotéis

Abstract

A identificação do valor econômico de um empreendimento de base imobiliária, no caso de hotéis, é diretamente influenciada pelos fatores utilizados. A escolha do método a ser empregado é muito importante para a obtenção do melhor resultado, sendo assim, dos métodos tradicionais o método da renda é a alternativa mais indicada.Dentro da metodologia escolhida é preciso fazer uma análise criteriosa para cada fator individualmente a fim de se conseguir uma avaliação mais coerente, com critérios para balanceamento entre os fatores.Deste modo este artigo busca evidenciar as dificuldades na obtenção de fatores com qualidade dentro das atividades para identificação do valor e mostrar o quão complexa pode se tornar uma avaliação de hotel.
